Every MA incentive, one place.
Massachusetts has one of the strongest clean-energy incentive stacks in the country — but the value depends on your utility, your system, and your address. Here's every program that can cut your bill in 2026, what it's worth, and who files it. (Spoiler: we do.)
Two incentive stacks
What you can claim in 2026
Between state programs and Mass Save, the incentives are real — and we file every form. Here's what a typical MA homeowner can stack.
SOLAR INCENTIVES
- Full-retail net metering (systems under 60 kW)
- SMART 3.0 production incentive, 20 years (residential)
- $1,000 MA state income-tax credit
- Sales-tax & 20-yr property-tax exemptions
Figures as of 2026; SMART/utility eligibility verified per address. Full solar incentives guide →
HEAT PUMP INCENTIVES
- Up to $8,500 in Mass Save whole-home rebates
- Up to $16,000 if income-eligible
- 0% HEAT Loan financing up to $25,000
- Nexis is a Mass Save HPIN installer — required for the top rebate
Figures as of 2026 — verify at assessment. Rebate tier depends on whole-home vs. partial displacement and weatherization. Full Mass Save guide →

How each incentive works
Net metering
Credits you at the retail rate for excess power your panels export to the grid (residential systems under 60 kW). It's the primary financial driver behind MA solar, given some of the highest electric rates in the country.
SMART 3.0
A performance-based production incentive paid on top of net metering, for 20 years on residential systems. Available in Eversource, National Grid & Unitil territories — not municipal-light-plant towns.
Mass Save rebates
$2,650 per ton, capped at $8,500 for a whole-home heat pump; up to $16,000 income-eligible. The top tier requires an HPIN installer — which Nexis is. R-454B/R-32 refrigerant required in 2026.
0% HEAT Loan
Mass Save financing at 0% interest up to $25,000, terms up to 7 years — for qualifying heat pump and weatherization work. We handle the application as part of your project.
State credit & exemptions
A $1,000 Massachusetts income-tax credit for residential solar, a 6.25% sales-tax exemption on equipment, and a 20-year property-tax exemption on the added home value.
Commercial: SMART + 48E
Businesses get commercial SMART (20-yr term with adders), net metering (with the 60% market-credit rule above 25 kW AC), and the federal 48E ITC with a domestic-content bonus. Commercial energy →
Incentives FAQ
Answers, straight up
Full-retail net metering (systems under 60 kW), the 20-year SMART 3.0 production incentive, a $1,000 state income-tax credit, and sales/property-tax exemptions. Nexis files net metering and SMART for you.
For a whole-home heat pump the rebate is about $2,650 per ton, capped at $8,500, with up to $16,000 if income-eligible, plus the 0% HEAT Loan up to $25,000. Separate weatherization incentives may apply. The top tier requires a Mass Save HPIN installer, which Nexis is.
SMART is available in Eversource, National Grid, and Unitil territories, not municipal-light-plant (MLP) towns like Hingham, Taunton, Concord, or Wellesley — though MLP towns often have their own programs. We verify your utility and show exactly what applies to your address.
Yes. We file SMART enrollment, net metering, interconnection, and Mass Save rebate and HEAT Loan applications for you, start to finish. You don't chase any forms.
